A wind farm would be a great investment but piss off the powers that be. They are about 2 million a copy at this point still. I would love to make one on some worthless, barren plain...of course, I wouldn't want to live there, just have the farm. Maybe it could slow down the wind into NW Iowa.

We have about 5 in the locality now. Two at the HS, one on a pig farm, and another dunno. They are strangely hypnotic and people don't realize how huge the big ones are untill you get up close.

I was just kidding...I lived in denver enough to put up with giant coal trains along Sante Fe messing up my timetable. Those trains are HUGE but generally go downhill so they are loaded to the gills.

I'm happy to hear that they are reclaiming what they tear up. Wyomin IS a prime place for wind power however.

The average temperature in Sheridan is only about 10 degrees colder than Iowa's coldest temperature.

A basic vacant lot on the low end there .3 acres is going for 65-75k.

A 1/3 acre lot=14,374 sq/ft.

If you use $70,000 for an average lot price devide it by the 14,374 sq/ft you get a sq/ft price of $4.87 per square foot.

$5/ft is a price one could expect to pay for a "cheap" lot in the Denver metro area. Seems strange that people would be asking that in BFE WY. Leads me to believe there must be some strange demand going on.

Not that you are going to build a home there Mom I'm just trying to get a grasp on the area for ya.

Rule of thumb when building a home in a standard subdivision lot. You want your lot price to be around 25% of the total market value of the home when finished. If you are paying 70k a lot you'd expect the final home price to be in the 280k range. That's a bit much considering homes are a dime a dozen under 200k there.

There are some nice upper end homes in the area I saw. Kinda suprised to see subdivisions with 600k-700k homes there.

Never been there Mom but just throwing some info out there based on the info I can grab from Realtor.com.

Fellow realtor here as well......I wish I could move my house to Sheridan! Damn the prices are high for the sq. footage and quality. I purchased a 1800+ sq. foot ranch, brick house, built in 1988 last October for 169,000.

I live in Sheridan and its a great place to raise a family. There are a lot of jobs to be had and I am pretty sure you can find work in your field. Housing is expensive becaue Sheridan County is booming. Coal bed methane is huge here. It's also not that cold here I have lived here all my life and we definetely dont have the winters we used to.
